RESIDENTIAL PROPERTY

It would include a single family home (whether a ranch, a bungalow, A-Frame, multilevel . . . ), a condo (condominium unit), a two flat or other apartment building and similiar structures. For title companies large apartment buildings are treated as commercial or business properties. Lenders focus on whether you intend to occupy the property or intend to rent it out. Lenders have different products and rates for owner occupied versus rental properties.

If you are buying or selling residential property in Illinois it is customary, prudent and wise to hire a lawyer. (There is no law that requires you to do so, except in the case of certain loan programs. Nor can anyone such as lender tell you which attorney to hire.) Lenders, real estate agents and others can provide you with suggestions and referrals.

My attorney fees for residential real estate closing in my practice area.

Closing for single family home or condo (not including new construction, short sales and bank owner properties) - $375.00.

Closing for two unit residential building (not including new construction, short sales and bank owner properties)- $450.00.

This fee covers the following:

1. Review of the real estate contact. Review the client's specific circumstance and propose and negotiate all necessary modifications to the contract based on said review.

2. Track and respond to contingency deadlines required by your real estate contract, including attorney approval, inspection, and mortgage contingencies.

3. Order the documents to needed to close including but not limited to surveys, pay off letters, water certifications, condo authorizations, zoning certifications, title, and any other documents or acts that need to close your real estate purchase or sale.

4. Draft all necessary documents needed at closing, including but not limited to Deeds, Bills of Sale, Affidavit of Title, post or pre possession agreements.

5. Schedule and attend your real estate closing.
